How switching works
1. Call us. Ring 01903 539421 or send us a message. We will ask about your property, your tenancy and your current agreement with your agent.
2. Check your notice. We help you read your current agent’s terms so you know the notice period and whether any exit fee applies.
3. Give notice. You tell your current agent you are moving on. If you would rather not, we can do it for you.
4. We take over. We collect the keys, tenancy paperwork, deposit details and safety certificates, introduce ourselves to your tenant and start managing from the agreed date.
Keep your tenant
A good tenant is worth keeping. Switching agent does not end the tenancy and does not mean a new tenancy agreement. Your tenant carries on living in the property and paying rent. The only change for them is who they call when something needs fixing. We write to your tenant to explain the change, give them our contact details and confirm where to pay the rent.
No awkward conversations
Not everyone likes telling an agent they are leaving. You do not have to. We manage the full switchover for you: we deal with your outgoing agent, ask for the paperwork, check the deposit has been protected and transferred correctly, and collect the keys. You just tell us when you want us to start.
We even give you a ready-made letter to sign. It tells your current agent you are ending their instruction, confirms that Castle Residential manages your property with immediate effect, and asks them to hand over all paperwork and documents to us. Sign it, and we take it from there.
Our exit-fee promise
If your current agent charges a severance fee, just let us know. We will manage your property free of charge until that amount is covered, up to a maximum of six months, so switching costs you nothing.
What’s included in full management from 7% + VAT
Full management from 7% + VAT (8.4% including VAT) of the rent collected. That covers:
- Collecting the rent and paying it to you each month, with a clear statement
- Chasing late rent quickly
- Being your tenant’s point of contact, day or night
- Organising repairs with local, trusted tradespeople
- Making sure the deposit is held in a government-approved scheme
- Keeping track of renewals and safety certificate dates
We can also arrange your EPC, gas safety certificate and electrical safety certificate (EICR) as additional services.

Frequently asked questions
Will my tenant have to sign a new tenancy?
No. The tenancy is between you and your tenant, not your agent, so it carries on as it is.
What happens to the deposit?
We check the deposit is protected and arrange for it to be moved to our scheme where needed, so your tenant’s money stays protected throughout.
My agent charges an exit fee. Is it still worth switching?
Yes. Just let us know what your current agent charges. We will manage your property free of charge until that amount is covered, up to a maximum of six months, so switching costs you nothing.
How long does it take?
It depends on your current agent’s notice period. Once notice has been given, we handle the handover for you.
Do I have to talk to my current agent?
No. We can deal with your outgoing agent and collect the keys and paperwork for you.
How much will I pay?
