We will meet with you to discuss your needs as a landlord, advertise the property, do all the viewings, take credit checks and references for potential tenants and set everything up, including submitting the deposit to the DPS scheme and preparing the tenancy agreement. Then it's over to you to manage from then on.... although we are always at the end of the phone if you need a little advice along the way.

We will act as the sole point of contact for your tenants, day or night 24/7. We will consult with you regarding any major maintenance issues. Collect the rent each month and forward this to your account the same day we receive it, this is our aim whenever possible. We use local trusted firms for repairs, maintenance and servicing issues and keep you updated as much or as little as you like. We offer a personalised service for each of our landlords.

Based in Worthing, my wife and I have been local landlords for a number of years.

During this time we have worked with some of the town's most popular agents but we felt none of them ever delivered the level of service we required.

Our expectations were never too high, we understood that tenants could sometimes be difficult; we wanted to know that our property was being looked after and that our tenants had paid their rent on time. We were not naive enough to think that things would always run smoothly, but as long as we were kept up to date and our agent was doing all they could to resolve issues we were happy.

However, they didn't and all was not well, the final straw would come for us when a leaking roof was left for over 6 months without resolution.

We took charge of our own portfolio and after gaining industry recognised qualifications we began working with other landlords, offering them the service they we also unable to find, and Castle Residential was formed.
Castle Residential was formed from the necessity to have properties managed effectively and at an agreeable rate. We don't cut corners and don't make greedy extra charges.

Most agents sell property as their main business and see lettings as a secondary or even sometimes an inferior market. We do not. Letting is an entirely different, quicker moving business to sales and it does not require the same premises to operate. If a property is a good standard, priced and marketed correctly, it will attract interest and rent quickly.

Most of our work is carried either at the property or by phone and we don't need a shop on the high street for that. We keep our overheads down and our service levels high, we use the best software to help us stay on top and with internet and other effective marketing we can reach just as many people as bigger agents.

As experienced local landlords and letting agents ourselves, we know what works and our business model allows us to deliver the service at a rate our clients appreciate.

Castle Residential now manages many properties in the Worthing and Littlehampton area and along the coast to Hove. We have established long term business relationships with numerous successful landlords and tenants.
Energy Performance Certificate (EPC)
HIPS may have been scrapped for property sales, but the EPC is as a legal requirement. Luckily it is not very expensive, the cost is £60 and a certificate lasts for 10 years. We can arrange this if required.

Gas Safety Certificates
All gas appliances need an annual safety certificate approx. £60 per appliance. We can arrange this if required.

Inventory
Normal wear and tear on property is to be expected during the course of a tenancy, however, damage to property is not. An inventory is an invaluable document , although not a legal requirement, we very strongly recommend you have one. The price depends of the size of the property, typically 1 bed £50, 2 bed £60, 3 bed £80. We can arrange an inventory if required.

What we don't charge for but other agents do!!
We do not charge extra for the tenancy agreement, or for renewing an agreement with existing tenants or submitting the deposit to the government approved scheme or for sending letters chasing payment or for advice.
